Imagine you've found the perfect home. You love it. You've made an offer that's been accepted. So far so good! The only catch? You've wisely made the offer conditional on passing a professional home inspection.


What happens if that home inspection reveals a major issue?


First, you should know that, depending on the age of the property, a home inspection will typically turn up at least a few areas of concern. The inspector might find loose insulation in the attic that is thinning out or roofing shingles that will need replacing in two or three years. 


Issues like those are not usually deal-breakers. 


However, if the home inspector finds a major issue — such as old wiring that's worn and presents a safety concern — then you're facing a potentially high cost of repair should the deal go through. 


In a situation like that, as your real estate agent, I will address the issue with the seller, usually through the seller's agent. Since neither of you will want to lose the deal, the seller often agrees to get the repair done at his own expense or, have some or all of the estimated repair cost deducted from the sale price.


Will the deal be in jeopardy? Usually not. In most cases, if you have a real estate agent like me working in your best interests, it all works out.

For some people, the thought of listing their home for sale is stressful. They worry about all the things they have to do — and all the things that might go wrong. 


Luckily, it doesn't have to be that way. Here are some tips for making your home sale go smoothly:


  • Give yourself time to prepare. If you're thinking of selling six months from now, start preparing your property now. Do any necessary staging, and get it looking its best. Avoid doing these tasks at the last minute.
  • Set the right price. Pricing your property too high will likely result in few, if any, buyers coming to see it. You might end up having to lower your price later, causing your home to linger even longer on the market. That's stress you don't need!
  • Have a flexible viewing schedule. If you make it too difficult for buyers to see your property, they might lose interest or simply choose to buy another home. Be as flexible as possible when a buyer wants to view your property.
  • Plan get-away activities. When a buyer comes for a scheduled viewing, don't be home. Instead, plan some fun activities for your family. Think: playground, shopping, cycling, the zoo, etc.
  • Accept the ups and downs. Prospective buyers might say they love your home and plan to make an offer. Then you don't hear from them again! It happens! Accept the inevitable ups and downs of selling your home.   
  • Get help with repairs. You'll probably have things that need to be fixed around the home, like a dripping faucet that needs repair or a room that needs painting. If possible, hire a professional to do some of that work. 
  • Finally, work with a great real estate agent. That will make the biggest difference in ensuring your move goes smoothly and stress-free.

When you put your home up for sale, you want it to look its best to potential buyers. That’s why you clean, tidy and de-clutter every room.

 

Some sellers, however, miss the backyard. You need to pay just as much attention to that space as you do to the interior of your home. The backyard is as important a living space as the family room. To some buyers, even more.

 

Buyers want to see an attractive backyard space, with the grass cut and the hedges trimmed. The more neat and tidy you can make it, the better. Be sure to sweep walkways and wipe down patio furniture.

 

Also, watch out for the following things that buyers do not want to see:

 

Bags of garage and other waste.

Doggie do-do. (Be sure to stoop and scoop!)

Rakes and other tools piled in the corner.

Cluttered and disorganized storage sheds, pool huts and other backyard structures.

Weeds in the flower beds.

Items stored underneath the deck.

Hoses not stowed neatly.

Electrical outlets and water faucets that don’t work.

 

These are not difficult issues to fix. Doing so will positively impact the impression the buyer gets of your backyard.

Buyers are more likely to make an offer on your home if they see a lot of things they love about it. So what do buyers love to see?

 

One of the main things they like to see is a lot of space. Of course, you can't change the size of your rooms, but there is a lot you can do to make small spaces in your home seem more spacious.

 

Buyers also love to see a clean and uncluttered home. Think of how inviting a hotel room looks at first glance, with everything neat and organized. Of course, your home isn't a hotel, but the more neat and attractive you can make each room, the better.

 

One thing buyers don't love to see is potential maintenance issues. So as much as possible, get things fixed or updated.

 

In fact, the more "finished" and "move in ready" your home looks, the more likely a buyer is to make an offer.

 

Don't forget the surrounding neighbourhood either. A buyer may not take the time to explore the area, so be sure to make a list of the most appealing features. You might want to take a picture of the brand new playground just down the street or print off a local map showing nearby shopping, theatre and other points of interest.

 

It's not about creating a false impression. Rather, it's about making your home look its best and drawing attention to its most enticing features.

Whether you're considering buying a particular home, selling your current
property – or both – a home inspection can help.


A home inspection is an inspection by a qualified professional who takes a
close look at every aspect of a home – structure, wiring, plumbing, and
more – and identifies issues you may not have noticed yourself.
For example, a home inspection can reveal that a furnace will need to be
replaced soon, or that there is a water leak into the basement that needs to
be fixed.


You'll definitely want to get a professional home inspection before you buy a
particular property. That's why most offers to purchase a home are
conditional upon passing a home inspection. (The last thing you want is to
buy your dream home only to discover that the wiring needs to be updated!)

list it for sale. A certificate from a qualified professional that states that your
home passed inspection will make your property more attractive to buyers.
